Today I have for you an apartment unit with two one bedroom apartments,

Each apartment has:
Foyer
Laundry
Kitchen
Bathroom
Living Room
Bedroom
Balcony
Back yard with a patio

The garages, while attached are not accessible to the units. There is only one way into the garage and one way out and thats by the garage door. You cannot store a car in there as its classed as being part of communal living. So they are basically a bit of deco to make it look nice. Have added skill building items in them.

The backyards are private and each unit has a back door to their backyard.

I have one default I have used in this lot as it looks so much nicer than the maxis object and that is Shastakiss' default for the ceiling beam. If you want it to look the same in your game you will need to get that. Its located in the kitchen and the foyer. By no means are you required to get it you can always just take it out and not use it.

Using a copy of this lot I tested it. (This lot is clean, no sims have violated this space)! There are no issues I found although one very weird thing is the apartment on the left is a lot cheaper than the one on the right! I have no idea why this is, in my first test the backyard on the left was unaccessable (when building an apartment on a foundation with seperate back yards you have to tweak it, I wrote a tute on this eons ago can find here if you ever feel the need) I think it was the back door was turned the other way, don't know if that really was it, but once I turned it and had the arrows facing to the inside it worked. However it never changed the price so I really don't know why it is so much cheaper. At least one of your sim families gets a bargain!
